Planning application PL/26/07779/FA

Stoke Poges Task Force Logo

What is being proposed?

Wycombe Wanderers Football Club (WWFC) has applied for planning permission for a major new development on South Buckinghamshire Golf Course and Farnham Park Playing Fields.

Overview Map.jpg

The application covers a large area between Farnham Common and Stoke Poges.

All of the land is currently dedicated for public sport and recreation. This would change substantially.

The Applicant's map above shows the main elements of the proposal:

  • Performance Hub – a new private and fenced professional football training campus on part of the existing golf course, including a Performance Centre, indoor pitch with an 18m high dome, nine outdoor training pitches and associated parking, access and infrastructure. The performance hub requires 400+ trees to be felled and will materially change the landscape for generations to come.

  • Golf Course – a reconfigured Golf Course. Reduction by 1/3 in number of holes but by 2/3 in area and length, squeezed around the performance hub. A six-hole "Academy Course", average hole length 45 yards, mostly unspecified practice range and putting green.

  • Multi-Sport Community Hub Site – at Farnham Park Playing Fields, some existing facilities would be replaced or upgraded, including a replacement Community Sports Hub, conversion of an existing football pitch to floodlit 3G and replacement of the former tennis courts with five covered padel courts.

  • Landscape and biodiversity areas – other parts of the site are proposed for habitat creation, biodiversity improvements, landscaping and screening.

Matters of concern

The full planning application and its supporting documents can be viewed on Buckinghamshire Council's planning portal. It presently consists of 136 documents, plans and maps, with up to 166 pages each. A daunting task for a resident to absorb all that material and find matters of concern for them. That is why we have concentrated on the aspects of the proposal which we believe deserve particular scrutiny.

Each topic below explains the issue, shows the relevant evidence from the application and identifies the questions we think need to be considered.

How to use this hub

You do not need to read every section.

Each topic stands on its own. Start with the issues that matter most to you, read as much or as little as you need, and take away the points that you find persuasive or relevant to your own experience.

The purpose of this hub is not to provide a script for objections. It is to help you understand the application, identify the issues you care about and support your own comments with evidence.
